Land Development IQ demo
Site feasibility before purchase
Measure a candidate site in the right coordinate system, screen it for mapped flood hazard, wetlands and soils, and see what is left to develop before committing to buy.
The challenge
Acquisition decisions are often made on a county parcel acreage and a quick look at a flood map, without knowing how much of the land is actually usable.
The scenario
A land developer has a contract on a 42-acre tract and two weeks of due diligence. They need gross and screened developable acreage, and a list of what still needs a consultant.
What goes in
- Parcel boundary
- From county GIS, a deed traverse or a drawing, with its coordinate system stated.
- Coordinate system
- The projected system the survey and plans will use.
What you can ask
Illustrative prompts. Results depend on your own data and are not deterministic.
- “Analyze the development feasibility of this parcel.”
- “Identify parcels intersecting the flood hazard layer.”
How Clearception approaches it
How the work is structured. Each step shows what its output is grounded in.
Measure the parcel
ObservedArea and perimeter in the project's coordinate system, labelled with the boundary's evidence class.
Screen constraints
SourceFEMA, USFWS and NRCS layers queried for the site and intersected with the parcel.
Report what remains
EstimateScreened developable acreage, with the missing inputs and required reviews listed.
What you get
The shape of what comes back — not a promised result.
Acreage with basis
ObservedGross, survey-verified and screened developable acreage, each with its basis or the input it needs.
Constraint table
SourceArea of each parcel in each mapped flood zone, wetland type and soil unit.
Why it matters
- A defensible first look
- Every number says where it came from and what it is not.
- Known unknowns
- The report lists what still needs a surveyor, an engineer or a consultant.
