Compare conceptual subdivision layouts
Generate several conceptual subdivision layouts with a deterministic solver and compare lot yield, street length, open space and infrastructure cost side by side.
The challenge
A first lot-yield estimate usually comes from one hand sketch, so the trade-off between orientation, lot width and open space is never actually explored.
The scenario
A civil engineer is asked for three preliminary concepts on a 42-acre site with 7,500-square-foot minimum lots, public roads, a stormwater reserve and 15% open space.
What goes in
- Instruction or rules
- Minimum lot area and frontage, right-of-way and pavement widths, setbacks, open space and reserve targets.
- Constraints
- Mapped flood hazard and wetlands, and any no-build easements, avoided by the solver.
What you can ask
Illustrative prompts. Results depend on your own data and are not deterministic.
- “Create three preliminary subdivision concepts using 7,500-square-foot minimum residential lots, public roads, stormwater reservations and 15% target open space.”
How Clearception approaches it
How the work is structured. Each step shows what its output is grounded in.
Read the instruction
ObservedThe instruction is read deterministically; anything missing is asked for.
Solve layouts
ObservedStreets and lots are laid out across orientations and lot widths, and every lot is checked.
Compare
EstimateLot yield, gross-to-net, street length, open space and impervious cover side by side.
What you get
The shape of what comes back — not a promised result.
Concept comparison table
EstimateYield and infrastructure quantities per concept, with violations and assumptions.
Plan sheet
ObservedA true-scale PDF sheet with lot numbers and a lot area schedule, stamped conceptual.
Why it matters
- Explore before you commit
- Several layouts in minutes instead of one sketch.
- Reproducible
- The same inputs always produce the same coordinates.
